Why Does My Mortgage Broker Need So Many Documents?

“If your mortgage broker keeps asking you for ‘just one more document,’ I promise we’re not building a scrapbook.”

I know it can feel like a lot.

You sent your paystub. Then I asked for your employment letter. Then your T4. Then bank statements. And just when you thought we were finished, I came back asking about a deposit from two months ago.

You may be thinking, “Good grief, Tara, I already sent you half my life.”

Fair enough.

But there’s a reason behind those requests, and understanding the “why” can make the mortgage process feel a whole lot less frustrating.

Why Do Lenders Need So Many Mortgage Documents?

When you apply for a mortgage, the lender needs to understand the whole financial picture—not just one piece of it.

They may need to confirm:

  • How much you earn

  • Where you work and how long you’ve worked there

  • Your debts and monthly obligations

  • Where your down payment came from

  • Your credit history

  • Details about the home or acreage you’re purchasing

  • Whether your finances meet that lender’s guidelines

Think of it a little like putting together a puzzle. One paystub might tell us what you earned this month, but it doesn’t necessarily tell us your full income story.

That’s why I might ask for your T4 or Notice of Assessment as well.

What Documents Do I Need for a Mortgage?

Every mortgage is a little different, but common mortgage documents in Alberta can include:

Income Documents

Depending on how you earn your income, I may ask for recent paystubs, an employment letter, T4s or Notices of Assessment.

If you’re self-employed, earn overtime or bonuses, work seasonally, or have income from several sources, we may need more information to show a clear history.

Down Payment Documents

Lenders generally need to verify where your down payment is coming from.

That can mean providing a history of the account where the money has been held. If money was transferred between accounts, we may need records showing that movement too.

And yes, sometimes a bank statement leads to another question.

For example, if there’s a large deposit that isn’t clearly connected to your regular income, the lender may ask where it came from. That doesn’t automatically mean something is wrong. It simply means we may need documentation to explain the source.

Property and Identification Documents

Depending on your situation, we may also need identification, a purchase agreement, MLS listing, property tax information, or other documents related to the property.

Acreages and rural properties can sometimes require additional information because the property itself may have features that need to be reviewed.

Why Do Mortgage Document Requirements Change?

Here’s something many people don’t realize: not every lender asks for exactly the same things.

One lender may be comfortable with a certain type of income or document, while another may require more information.

Your own circumstances matter too.

Someone with a straightforward salary and 5% down may have a different document list than someone who is self-employed, purchasing an acreage, rebuilding their credit, receiving gifted funds, or earning income that changes throughout the year.

That’s one reason working with a mortgage broker in Central Alberta can be helpful. My job is to understand your situation and figure out how to present it clearly to the lender.

Why I Ask for Documents Upfront

I know gathering paperwork isn’t anyone’s favourite evening activity.

But whenever possible, I’d rather find out what we need before there’s a deadline hanging over us.

Imagine you’ve found the house you love and your offer has been accepted. Now there’s a financing-condition deadline, and suddenly we discover an important document is missing.

That’s stressful.

Gathering your mortgage pre-approval documents early gives us a chance to spot questions, fill gaps, and get your file organized before time becomes tight.

One More Document Usually Has a Reason

When I come back asking for another statement or piece of paperwork, it isn’t because I enjoy filling your inbox.

Usually, it’s because I’ve spotted something a lender may ask about and I’d rather deal with it now than have it hold things up later.

The goal isn’t to make the process harder.

It’s to build the strongest, cleanest file possible before it lands on a lender’s desk.
